This is the Early Cape One house plan by Classic Colonial Homes! This plan is 1,800 square feet with 400 square feet of optional for a living space or small apartment above the garage. There are 3 bedrooms and 3 bathrooms. The exterior is classic cape style, good design is forever. This view shows the front of the house and a little portion of the garage behind it. I do love when the garage is located behind the house!

The main floor has a kitchen, dining, living space with a bedroom or study and a bathroom. This plan is perfect if you want to start out using the master bedroom (upstairs) and then when stairs get difficult move to the lower level with everything near by.

I wonder if a teeny powder room could fit underneath the stairs, which would allow you to close off the bathroom door near the breezeway, possibly fitting a stackable washer/dryer  in the downstairs bathroom somewhere? Just a thought…

The upstairs space includes the master bedroom/bathroom, and nice closet space. The washer/dryer is also located upstairs. There is a smaller guest room on this same floor and another bathroom. I would definitely consider the optional space above the garage! How convenient would that be? Art studio? Guest room?

I love the look with the garage – it’s so New England! Especially with that wonderful breezeway!

Carolina Island House by Our Town Plans

This is the Carolina Island House, a Southern Living Plan  by Our Town Plans. This house plan is 2,738 square feet with 3-4 bedrooms and 4 bathrooms. Just look at the beautiful front and side porch! So many areas to enjoy!

You enter off the porch into a large entry area and an open living and dining area. There is also a wonderful keeping room off of the kitchen, as well as a breakfast room. Notice the two fireplaces! How grand! How nice that the downstairs study has access to the side porch and the bathroom. What a wonderful reading room or office! This study does double duty in case you need a downstairs/extra bedroom – it’s nice that there is a bathroom right there. Take a peek at the photos -I have yet to see a stairway so beautiful! This stunning  porch is where I would be a good bit of the time. How wonderful! It’s quite nice to have a back porch off the bedroom as well! You have options, screened or open.

Master suite on one side of the house and guest rooms on the other. That’s good planning that gives everyone their own space. The open living, kitchen area is so wonderful with views out the front window and the back porch!

This is the Sunapee Cottage by Yankee Barn Homes. This plan is 2,481 square feet with 3 bedrooms and 2.5 bathrooms. It boasts an exceptional front/side screened porch, so perfect for entertaining or just living the good life! This is one beautiful plan!

The Sunapee plan also has the master suite downstairs, which is convenient. This is an open concept plan with an open kitchen, dining, great room. You enter from the right side of the porch, which is nice – it keeps the entire expanse of the front porch clear – beautiful! Also downstairs is the laundry room and coveted pantry! Wonderful!

The upstairs area has two bedrooms and a bathroom as well as an office and storage area. STORAGE, did you hear that? The one thing most of us are short on, woohoo!

This is the Holiday House plan (C0412) by Allison Ramsey Architect! This plan is a beauty! I have to say I love the “L” shape of the home, incorporating the terrace, pool, fire pit and outdoor kitchen, all of which just extend gracious living right outside your door! The exterior of this home is gorgeous – so much curb appeal!

This is the TNH SC 24A plan by Moser Design Group. It’s great plan that has 2,168 square feet, with 3 bedrooms and 2.5 bathrooms. There is a master suite down, another bonus!

Another wonderful porch across the front of the house. The living and dining are open to the wonderful kitchen. Working in this kitchen you won’t miss anything that’s going on, that’s for sure! There is a master suite downstairs as well as the laundry room and a powder room. Perfection!

Upstairs there are two bedrooms with a shared bath. The front bedroom has access to the wonderful porch. What a dreamy plan, perfect for so many of us!

This is the 18 Sumter Drive house plan by Our Town Plans, quite a fabulous layout! This house plan is 1,989 square feet with 4 bedrooms and 3 bathrooms.WHAT A FRONT PORCH! It’s 11’6″ deep and 27’6″ wide – just think of the possibilities!  You can get a nice breeze in good weather. Nothing better! This is a beautiful plan with such nice lines!

The main floor is spacious and inviting. The living, dining and kitchen are open.

There is a wonderful master suite. Also another bedroom downstairs, which would be quite wonderful as an office or library. I love that there is a screened porch on the back of the house accessible from both bedrooms!

Upstairs there is a bedroom, bathroom and a bunk room! The bunk room has built-in window seats and bookshelves. How nice is that? Check out the real life images HERE.

Sand Mountain House (977) by John Tee

This is the Sand Mountain House (977) by John Tee! This plan is 2,814 square feet with 3 bedrooms and 3.5 bathrooms (not including the optional upstairs bedroom/bathroom).

This home has wonderful covered porches both front and back, as well as off the office and laundry area in the front. Nice air flow! I love the wings that jut out on each side of the main portion of the house. This home would fit well in an established neighborhood. It doesn’t look cookie cutter, it’s got wide appeal!

There is a nice master suite and two more bedrooms with a shared bathroom. One of those rooms would be nice as a study. A quiet getaway! This home offers a nice foyer, which would be really nice! A large family room, breakfast area, kitchen and dining room give way to a laundry area and office. A beautiful plan with a lot of living space!

This is the 55 Reidsville Place house plan by Our Town Plans. Magnificent! This plan is 3,580 square feet with 3 bedrooms and 4.5 bathrooms. I love the steep roof and the exposed rafters. This house has character, something that Our Town Plans excels at! Beautifully designed homes that blend seamlessly into established neighborhoods.

The main level is open with the living, dining and kitchen areas. It’s nice that there is a side entry that leads into a laundry room. Ample closets throughout. A wonderful master bedroom, bathroom, and sitting room that opens onto the back screen porch.

This is the The Bancroft House Plan by Yankee Barn Homes. This plan is 3,055 square feet with 3 bedroom and 3.5 bathrooms. The garage has 1,931 square feet! Whoa!

Makes quite a statement, doesn’t it? While in Maine, I always adore these barn homes. I could see us in one of them, with wide old pine floors, soft antique rugs, a sleek Rais fireplace, pine chests, white slipcovered furniture and a ton of paintings! Oh yeah!

The outside design is gorgeous. All those windows! Love it! Be sure to check out the REAL images on Yankee Barn Home’s website!

The main floor has the master bedroom, with bathroom, closet, craft closet and it’s own screened porch. I LOVE THIS!

There is an open great room/dining room, and in most plan an open floor plan means loss of walls which also means there is nowhere left to hang paintings! That is important to us. THIS PLAN gives you many windows, an open floor plan and plenty of walls for paintings! There is great storage in the kitchen, a nice laundry, mudroom, etc. that connects you to the garage that also has storage.

I love storage!

The Bancroft House Plan by Yankee Barn Homes

The upstairs of this plan has a bedroom, bathroom, closet and deck on the far end, as well as a guest room with private bath and closet. Then there is that dream space… An office (or studio!!) over the garage, complete with storage! Can you imagine?

Muskoka Plan by Karoleena

This is the Muskoka house plan by Karoleena – this plan is 1,590 square feet with 3 bedrooms and 2 bathrooms. This plan has so many great features! If you like a modern plan (and I do!), there is so much to like about this plan. There are a lot of wonderful windows which is perfect if you’re situated in a private location, lake, ocean, woods, etc. I think it’s a sharp plan!

Module 1 has two bedrooms with a bathroom in between, as well as the foyer, laundry and storage and a mechanical room. I like how you step into the bedroom/bathroom. there is a small corridor that leads you to the bathroom or either bedroom, which also makes room for some nice closets!

Module 2 is the main living area, the living room, kitchen, master bedroom/bathroom – can you imagine living in this house? The views? The sleek style, not to mention that this house can be built in six months!

Karoleena does something wonderful (besides building very cool homes)! They provide you with so much information, every detail you can think of!
