This is the Bartlett Plan (NC0004) from Allison Ramsey Architects. This plan has 1,794 square feet with 3 bedrooms and 2 bathrooms. Perfect living for this day and time!

One of the reasons I like this house so much is because it doesn’t look new, like something built in a subdivision with 100’s of homes that all look the same. It has character and class, not to mention a fabulous front porch!

When you walk into this home there is a nice foyer space and an elegant staircase. The first room you come to is the living room with a wonderful fireplace. It seems like a majority of the plans I feature are open plans, where the living/dining/kitchen are all relatively open to one another. This plan is different, for those of you who aren’t big on the open plans. Our home now is not an open plan, they both have their pluses and minuses… One good thing about a plan that is not open… MORE ART because there are MORE WALLS!

This plan has a nice size kitchen and dining room with french doors that head out to a deck, how nice for when the weather is beautiful! I like that there is a downstairs Master Bedroom/Bathroom with a Utility room close by.

This is the Shad Shack Retreat plan (1381) by architect John Tee. This plan is 1,826 square feet with 3 bedrooms and 3.5 bathrooms. Just look at that sweet front porch, the wonderful screened porch and the lines of this house that make it look like a cottage built years ago, when there was so much charm. I love this!

The Master Bedroom/Bathroom is in the front of the house, with the Living/Dining/Kitchen in the back of the house, which I really like. It’s more private. It’s wonderful to have a screened porch off the Great Room, so you can open those French doors and have a nice breeze flow through the house on a nice day!

With two bedrooms upstairs and a little living space, I think that’s perfect. I would opt for only one bathroom, unless I had two people upstairs that clearly needed their own space. John gives two options for the upstairs, this is my favorite. You check it out and see which you like best, or what would work for you!

Ooh ooh ooh! Love these plans! This is TNH-LC-10A (LC = large cottage) by Moser Design Group. This plan is 2,457 square feet with 3 bedrooms and 2.5 bathrooms. 10′ ceilings on the first floor, 9′ on second. I love that the master bedroom is that sweet little separate space on the right. Fabulous isn’t it? What a dream to have a front porch that wraps to the side – so nice!

This is a great plan for so many reasons. First of all you have a separate dining room for those of you who really use a dining room. I think I would make it a reading room, and put some really nice barstools at the bar area in the kitchen… or maybe I would use the dining room? Hmmm… Possibilities! The Kitchen and Living spaces are together which is so nice! THERE IS A PANTRY! Five stars for that alone! A rear porch, which I love, a powder room right off the porch, which is handy when you’re working in the yard! A sunroom! Which is heavenly! Ok, I’m ready to move! Hee.

The upstairs has two bedrooms with a shared bath as well as attic/storage or playroom space. Art Studio?? Whoa Nellie!

Goo57, one of the sweetest little guest cottage plans ever!

I love outbuildings. Brilliant ones anyway… So i’m going to feature them on occasion. Many of them would make amazing studio’s, wouldn’t they? Whether you’re an artist, woodworker or any craft where you need space to have your tools (be it a hammer or a paintbrush) left out, so you can pick up where you left off! Sometimes I may feature a garage or a garage apartment, other times a guest room/art studio or even a garden shed. There are so many charming and efficient plans out there, and I gravitate towards them, so I thought I would share!

This plan is G0057 by Allison Ramsey Architects. I think this would make a fabulous art studio/spare guest bedroom!

At first I thought I would leave the Living area as is and use the Bedroom as a studio, but why? Now looking at it again, I think I would use the Bedroom as overflow when we had company in town. A bedroom, bathroom, and coffee pot for guests. We wouldn’t need a kitchen, a sink would be nice for cleaning up brushes, etc., as well as for making coffee or tea. The living space could be used for painting, with maybe a few chairs at one end and a nice floor lamp, so you can contemplate what you’ve done… I think this is the sweetest plan!

I would love to be able to offer guests their own private space! I love to dream about these plans! How would you use it?

41 Daphne Way by Our Town Plans… I think their plans are amazing. A mixture of great living inside AND outside! This plan has a 10-foot deep porch that runs the width of the house. That’s a lot of living space! Ten feet gives you enough depth to make it really usable! There is a side entry which goes into the kitchen, which is nice. A great place for a screen door (slam! haha, love those old screen doors!) – it would let in air when you’re cooking, or just when the weather is nice!

This plan is 2,156 square feet with 3 bedrooms and 3.5 bathrooms. Perfect!

As you come in the front door off of the wonderful generous front porch with gorgeous french doors, ceiling fans, and enough charm to knock your socks off, you enter the Great Room area, it runs the same width as the front porch, then it’s onto the Kitchen. Also downstairs is a Master Bedroom/Bathroom and another spare Bedroom, that I, personally  would use as a study… I think! Or a guest room for those who have a hard time going up and down steps!

The upstairs of this plan is so unique. It has a Bunk Loft, with 2 Bed Niche’s (built in’s are so nice, aren’t they)? A great Storage area, Dressing, Bathroom and closets. A great place for a studio (instead of one of the built in’s perhaps?) – the possibilities?? ENDLESS!

John Tee. Architect. Brilliant house plans. Each has such a great layout, no wasted space! I’m excited to be featuring his house plans, they are stunning, and you will be thrilled. Trust me!

The Twitchin’ Minnow (1376) Plan is 1,920 square feet with 3 bedrooms and 3.5 bathrooms – just wait until you see the plan.

The main floor space is dynamite! Look at that wonderful covered porch. I think it’s brilliant how it’s along part of the front of the house and the side. You walk into the kitchen. I know some of you will say, “I don’t want anyone to see my dirty dishes”, but in reality, the kitchen space has become more and more important to us over the years, not only as a place to cook a meal, but as a place to gather, to participate together in making a meal, to visit with friends or family members. AND… many kitchens are truly show places. One of the best places in your house! I like the kitchen sink looking out the front window. It seems like I’m always at my kitchen sink, either washing dishes or washing fruit, or doing something… I would like to be looking out the front window!

The great room and dining room are off the kitchen, separate, yet very much together. I think it’s wonderful to have a screened porch off the living/dining space! I like that the master suite is on the opposite side of the home. Very private!

Upstairs are two bedrooms that share a loft area, each with their own bathrooms, one with a tub, the other with a shower. That is flexibility at its finest!

Now… if you’re saying, ugh, I love this plan, but need more bedrooms… here you go! An optional (not included in the square footage I listed) terrace level walkout basement with 3 bedrooms and 2 bathrooms. What more could you ask for??

I really like this layout. The wonderful covered porch that I already mentioned, then you step into a foyer, then on to the Living, Kitchen, Dining spaces. I like that the dining area is tucked away. In front of windows is always nice. then if you have company, you can pull the table out some and place chairs on the other side of the table. For every day eating, I think this is a great way to situate the Dining room.

The Kitchen is fabulous, it faces the Living area, yet still has the sink looking out the window. That’s my favorite, and an absolute must! Did you know that when you stand in front of the kitchen sink, looking out the window while eating, there are no calories to be counted!  Yep! Pretty sure I read that somewhere, hee hee.

The Living space is cozy and wonderful. As is the Master Bath/Master Bedroom. It’s nice that the Laundry room is so near to the Master Bedroom.

This is a wonderful plan that begins with a fabulous entry porch! I would make the Bedroom/Den a Den for sure, that’s what would suite the two of us. I like the open Living/Dining/Kitchen. There is an ample master suite on the back of the house which seems nice and quiet. Nice porch off the back of the house, that with the doors open can bring fresh air into the kitchen/dining area, especially while cooking!

If I had my choice of elevations… I would select Elevation 3. I love the style of it. Still the same house, with a different outside appearance.

As I mentioned… what a wonderful front porch! Also a sweet side porch off of the kitchen and master suite, and a sunroom on the other side of the house. People often think that with an open plan you can sacrifice some of your privacy, since there aren’t as many walls to create intimate spaces. But this plan certainly has the best of both world. With the Master Suite on one side and the Guest Bedroom on the other side of the house. Also, a nice screened porch that is tucked away, or a sunroom on the other side of the house. An open Kitchen/Living/Dining space makes it nice when you want to get together as a group.

It’s charming design is mixed with a smart, efficient layout, and provides great space for those who want to gather or sit in a more intimate setting. The porches are fabulous, and so necessary! If I had porches like this, I wouldn’t come inside very often!

This plan is 2,306 square feet with 3 bedrooms and 2.5 bathrooms. Great for a family with children or those who have guests, as it offers a private space upstairs.

I like how the master bedroom/bathroom/closet is on one side of the house and the kitchen/breakfast area is on the other, with the great room in the center/back of the house. Also a nice touch is the side entrance that leads to a utility room off the kitchen. A screen door would be nice there! Covered porches in the front and back of the house. This plan is so unique and so perfect for people who want to live close by, yet still maintain their own private space! Let’s just think of a few scenarios…

-Friends or relatives live one on each side, and share the screened porch area. Catch up with a hot tea or a glass of wine. Chat about their day, maybe throw something on the grill.

-Same scenario as above, but these people like to cook and maybe do a little entertaining… why not make the screened porch closed in and a kitchen that can be shared?

-Say it’s just you, and you have a lot of visitors because you live in a wonderful location, like say… Charleston, SC! You live on one side, and when people come to visit, they have their own side. You visit, then you can go back to your own space!

-Or say, you’re an artist OR you work from home, yet you would like your spaces to be separate. Tada! Instant Studio or Office! That can double as a guest room, or maybe even provide rental income at some point! Hey, depending upon your location, this house may even pay for itself! Ok, those were totally my words, and I am no expert, but you know what I mean ;)

This is the Dewees Breeze house plan by Flatfish Island Designs. This plan has 2,750 square feet with 3-4 bedrooms and 3.5 bathrooms.

I love the aesthetics on the exterior of this house. The white and the light metal roof make it appear cooler to me on a hot day. The dormers add charm and I love the cool awnings over the windows. They will help protect the window as well as keep out some of the harsh light, but still let in enough light!

An open floor plan gives you the ability to participate while you’re cooking or cleaning the kitchen, something it seems that we do quite often! The master bedroom/bathroom are downstairs which is so convenient! Off the kitchen is a wonderful pantry (oh la la!) and a very nice size laundry room! What a dream!

Upstairs are 2-3 bedrooms. Two bedrooms over the main portion of the house. Above the garage is a wonderful space, perfect for an artists studio, extra bedroom, or office space! The options are limitless! There is also room for additional stackable washer/dryer upstairs. Which is a nice option should you need it! Personally I would make the bathroom a Jack & Jill with a door to each bedroom? What a great plan!

There is a whole lot of living going on here, that’s for sure! A wonderful screen porch (look at the size of it!), that’s a dream come true all by itself! This plan is more formal in that it is somewhat open, yet it also gives you the separate spaces for a dining room and a living room or office. The kitchen includes a wonderful pantry and desk area which is nice for a laptop with recipes! The keeping room with the French doors and a fireplace, just looks like a wonderful place to be!

The upstairs master has a wonderful terrace, wow, can you imagine! It’s nice that the master is one side of the upstairs and the two bedrooms are on the opposite side, separated by the staircase and the laundry room. Good planning, as always!

What is it about dormers that add so much charm? What a wonderful porch – one for relaxing, ahhh! I love how they show real-life images of this home on the Allison Ramsey Architect website via SmugMug…. it’s a big help envisioning!

I would be curious if it’s possible to tuck a tiny powder room underneath the staircase? It could be teeny tiny… or better yet, make the room off the back porch, (laundry room?) make that a powder room and have room for a stackable unit. Also, unless there is something spectacular in the backyard, I would opt for expanding the house to take up the space of the patio, use it as another closet, or something clever…? That gives you more space in the living room, when you don’t have a door opening into the space. There are plenty of doors on the front of the house that lead to the porch, which is nice. This plan gives you choices! Which is always nice! However, if you don’t need the extra space, I’m sure it would create a nice draft through the house!

What a great plan with the three sets of French door on leading to the front porch. That really adds to your living space during the nicer weather! The open Living, Dining, Kitchen allows everyone to be doing there own thing, yet still being in the vicinity of each other.
