The Inlet Cottage house plan by Southern Living House plans is a sweet floor plan that affords you the ability to downsize and still have a nice usable space! Depending what the conditions were (sun/shade and what my view was) I think I would add a side porch off the house, where you see the stairs, or even a nice deck, that would be quite nice!

If you really enjoy cooking you might want a larger space… I’m thinking, as much as I love a porch, I would sacrifice the one between the bedroom and the kitchen to expand the bedroom maybe a foot or two and expand the kitchen with the remaining space. I think it would be nice to have a bar to sit at for casual meals, so I would move the stove… but that’s me, what would you do??

This is a great house to have nestled in the trees… of course I always think about a view of the water, a definite bonus! This plan has porches on three sides, one screened and two are open… what a luxury to sit on such a fabulous porch! The Nautical Cottage is 1,315 square feet. Pretty small in square footage, but space is used wisely! You have to keep in mind all the outdoor space you get from the porches… that adds a lot of living space, just not heated space.

Now lets check out the main floor of this sweet cottage:

My first thought is… that I would switch the kitchen and the living room… I would want the kitchen sink about where the fireplace is, so I can eat a cookie wash dishes and look out my window over the sink. I love my kitchen window (great view down the street) and it would be hard to give up! It seems easy enough to flip the living room and fireplace to the other side of the room (being the expert that I am)… that way, maybe there could also be a fireplace on the outside? A house in our neighborhood was built like that, and it’s quite charming! How nice to curl up with a book in a comfy chair, OUTSIDE, in front of a fire?! I love a screened porch for the buggy time of year!

If I ever start painting again, I would make one of the downstairs bedrooms into a studio, it’s also a room the dreadmill treadmill could hang out in, always a thought!

I think I would also make this upstairs loft space into a closed off storage area. How about you? What would you do?

The Artist Studio Cottage… This is a great one floor plan with 1 bedroom, 1 bathroom, a fireplace and 760 square feet – perfect for an artist’s studio! It really is a neat plan, even if you aren’t an artist! Oh to plop this on a sweet little lot somewhere… what a dream, huh?! Along with it, you could even have a little garage with an upstairs studio/guest room. That way other artists could come and visit and have their own space. John Tee (architect) has a nice website and so many different plans. This one is a favorite (if you super downsize, or live alone), this is plenty. So whatcha think??! Storage is my only concern… I guess you just learn to live with less OR you bump out that closet wall and make it much bigger. We’re pretty good about cleaning out closets and donating items… but this would take a lot more donating… a sweet happy place nonetheless!

It boasts a nice front porch to sit, drink iced tea and catch up on a good book… Ahhh, the possibilities are endless! Here’s a description of it from the Southern Living House Plan website:

These days you need every square foot in your house to count, just like each dollar of your paycheck. Our Holly Grove plan offers a modest 1,269 square feet, and this design is as straightforward as it is charming. I really like that there is a separate utility room, as well as a back porch. Wouldn’t it be great with bead board and lots of hooks for hanging coats, etc.? As well as a place for shoes? Perhaps a dog wash station?!

As you all know, I’m a fan of an open plan, this way if you’re cooking you can still be a part of whatever might be going on! Perfect that the sink looks out a window… I do a lot of dreaming while I’m washing dishes looking down the street from my kitchen window… Hey, don’t laugh… DREAMING. IS. FREE. ha…

For today’s plan, I was searching for something a little edgier, with a more modern flare to it… and look what I found! The Tidewater Cottage (Southern Living Plan SL-998) is 1,710 square feet. It’s got that open plan that we love (and it’s not for everyone, but it fits our lifestyle quite well). It would be neat to build this house out in the country or on the water… I’m not picky, I would take either one! I LOVE all those windows… especially if you had spectacular trees as your view! Perhaps on the edge of a forest.

Here’s a blip about the Tidewater Cottage from the Southern Living House Plans:

Our Tidewater Retreat (SL-998) is a 1,710-square-foot escape that maximizes indoor/outdoor living. After a day at the beach, stow gear in the storage room and wash off sand in a bathroom located on the ground floor. On the main level, the kitchen flows into the dining room and living room and two bedrooms are quarters for friends and family. Walls of windows look out to the wrap-around porch, a perfect place to enjoy ocean breezes and sunsets over the water. Upstairs await the master bedroom and a bunk room. A third-floor loft offers a panoramic view.

The ground floor… great for living at the beach, a bathroom so you don’t have to track back through the house…  a shower to rinse off… Hmmm… not sure I would want to clean all that. Personally, maybe a toilet, tiny sink and make the rest storage…

The first floor has everything you could possibly think of… two small bedrooms down are nice, in case one day it’s difficult to climb the stairs… hmmm… although you would still need an elevator to get you to the first floor I suppose. I’m not a big fan of caddied walls… I would see if that one wall could be straight…

The second floor… the Master Suite… matter-of-fact… I might even make the two bedroom downstairs into the master bedroom… I would put the toilet and sink where the bathtub is, and make a doorway to the bedroom, closing off the hallway door. I would put a little tiny powder room (toilet/sink) under the steps. I would let guests have the upstairs bedroom. The bunk room could either hold another bed, or be used for storage. Storage. Wow… that would be great!

Can you imagine this fabulous mountain getaway?  Can you imagine how much time would be spent on these wonderful porches overlooking the mountains/woods/stream… what a place to have as a retreat or better yet to live in all year? This is a modest size home at 1,555 sq feet. This home has 2 bedrooms and 2.5 bathrooms. Which makes it perfect for a small family or a retired couple. As I’ve said before I’m a fan of the open floor plan concept… and this is a great efficient plan…

Yet another house plan that we’ve had on our radar… even if you don’t plan on building a house it sure is fun to look at plans and dream what you would do differently, how you would arrange things, etc.

Things to change… I would paint the lattice underneath the house the same color as the house so it blends in… and unless I had kids or small dogs to contain on the porch I would go without spindles or use wire… I like that look, and that little window upstairs… I would have it open out. I LOVE THAT! The house has a nice porch (a requirement!) and is more than plenty big enough for us with just the downstairs…

This is a sweet plan that allows the master bedroom to be off on a wing by itself, which is nice for guests. I also like the laundry room nearby… right now it’s in our bathroom which is very convenient, but ahhh, the dust! I cannot complain… it could not be more convenient! Fred and I both really like the more open plans. It’s probably because we have a home with rooms… and the grass is always greener so to speak…

The upstairs is a simple loft design with the rest of the room open to the living space below… might be good for painting, or the treadmill… storage of Christmas decorations, etc. Whew, i’m glad I don’t have to be making a decision any time soon! What would you do?

Sugarberry SL-1648 -An Exclusive Design for Southern Living by MK Design Group

This Southern Living house plan, SL 1648 “Sugarberry” was built on an empty lot in our neighborhood. It blends nicely with the older homes. It is absolutely the most adorable cottage ever! We had the pleasure of watching it being built and the result was nothing short of spectacular. It has great presence for a somewhat smaller house (1714 sq. ft.).

One thing different (that I love) about the house in our neighborhood… the extended the porch. See how this porch begins at the point where you walk in the door? They extended the porch to fill in that area to the left, so it goes all the way back to the kitchen sink. It’s nice, they have a porch swing on that side and it’s more private. Very sweet. The house here locally also has a fireplace on the side porch on the right, how nice would that be??!

St. Simons Retreat – An Exclusive Design for Southern Living by Ken Tate Architect

Of all the house plans we’ve looked at (and have tucked safely in a big bag in the closet), this is one of our favorites. It’s a nice coastal design, great near water or marsh… To me, it resembles those neat older beach cottages like we see on Sullivan’s Island… so very cool. So Charleston. What I especially love is the openness of this plan… I like that the master is downstairs and guests are upstairs, affording them their privacy.

Welcome to House Plan Thursday! Today’s plan is a small house, 1,286 square feet. Compact but efficient, which is the most important element when choosing a small house plan. This plan gives you options for flexible space, which is important! Above is the TNH-B-11B plan from a side view. SWEET, isn’t it? I love the front porch. You can sit out and drink your iced tea, chat with the neighbors, or you can sit quietly in the screened porch area with a good book! This way you have the best of both worlds!

Click HERE for the pdf of the house plan – sweet! Nothing like dreaming about a house you might build one day… this house has impressive 10′ ceilings. So even though the overall heated space is 1,286 it’s a classy design. There are a few changes I would make for us (as I would with any house plan), and this is where the big fun is… Neither of us is big on caddied or slanted walls, such as in the den, I would make it smaller and square it off… If it’s a three person household, there is plenty of room with a master bedroom, and the den/bedroom area. Then if you need an occasional guest room aside from that you could put a daybed in the library… a thought! Then say your child goes off to school and then onto his or her own life… you aren’t left with a house too big for the two of you… and you can still have plenty of room! A big island in the kitchen gives you plenty of workspace, which is so nice. Another change we would make is in the Utility area, it shows a sink on one side, and washer/dryer area on the other. Instead of a regular sink and counter. I would have this cool sink, with counters on both sides. Perfect for big jobs as well as for bathing the dog!

Precious. Is it not? At 540 square feet, this plan is perfect to use as a guest cottage, or as a weekend getaway situated in a scenic spot somewhere nice and quiet. With one bedroom, one bathroom, a kitchen and a living room, this plan has all the essentials for a nice stay!

I would ditch the bathtub and make a nice size shower and maybe see if there was a way to fit a stackable washer and dryer in the bathroom!  Oh, maybe I would add a cool little square window up above the door that can let more light in… I’m not sure what kind of ceilings this has, but I would also insulate from the rafters, then cover with wood. I love a vintage wood ceiling, whoa! Plus that would give you extra height and the little window would add a little more light. What would you do? It’s fun to dream… and see, I don’t always have lofty dreams! Ha ha…

House Plan Thursday… Sweet cottage!

First of all, let me say THANK YOU TO FRED STROUD, for the endless resources he has provided for this post! I wanted {desperately} to show you photos of the interior and I wasn’t coming up with any {whine, whine} he overheard me {as I talk to myself, sigh} and said that you can RENT this house at Palmetto Bluff, so there ARE images for you to see, woohoo! Thanks Fred, you saved the day!

This is one of our favorite plans, the Lowcountry Cottage by Moser Design Group for Southern Living. We have dreamt many a dream about what furniture we would put where, how we would configure it to suit our needs, and of course to find a nice waterfront {this is a dream, so might as well dream big my friends!} lot to plop this house on!

This is another wonderfully open plan… another plan where the master is in the back of the house, making it more private. It’s not a small house as the image implies, it goes back rather far, square footage is a little over 2100 square feet. The images of the house plans are from houseplans.southernliving.com – this plan is called the LOWCOUNTRY COTTAGE.

You have the option of one or two bedrooms upstairs… I think I would go for the two bedroom (alternate version)… make one storage and one a guest room… We don’t need another large bathroom, I would make it a single sink vanity with maybe a linen closet built in next to it instead of a double sink…

No cabinets above… Let that sunshine in! There are a few things I would change for us personally, but the windows are ideal!
