How wonderful to have such a nice wide porch for entertaining! The porch is 7’10” x 18′ – nice, huh? Once you enter the home, you see the open plan with the Kitchen/Dining and the Living spaces. There isn’t a separate dining room per-sea which is perfect! There is a wonderful space for a kitchen table which is absolutely what we would use more than a dining room.

Fox Sparrow #6 Plan by Flatfish Island Designs. This plan is 3,110 square feet with 4 bedrooms and 3,5 bathrooms. Quite the stunning Lowcountry plan don’t you think? What a handsome exterior. Wonderful porches, love the cuts in the roof and the dormers. Very sharp! I don’t normally showcase larger homes – I guess they just get too big and loose all the qualities that I love so much. But this one… SWEET! Oh, and that link at the beginning of this paragraph – it’s FABULOUS! Click on it to be taken to the website about this house plan, it shows many photos (actual images of a real house) so you can really get a good idea of how it can look! That’s priceless!

You can get a great idea on the use of space in this plan from this image. Just look at the extensive outdoor living space! Wow… and best of all, it comes complete with an outdoor fireplace! LOVE IT!

I have always adored a porch. If it’s just right it can be used as much as your interior space. I like the Den (aka, great spot to read or work on the computer, oh yeah, work at the computer while looking out the windows… always good for inspiration)! Then the Kitchen/Dining/Living spaces all quite comfortable! It’s nice to have a Powder Room and Laundry and then the Master Bedroom/Closet/Bathroom. Very nice!

W1960GT offered by Architectural Designs – what a fabulous layout! It’s got such nice lines to it. This type plan will always be a winner! The front porch is wonderful and just adds to the living space albeit outdoors, but how nice is that? I really like the exterior shingled. The W1960GT plan is 1,442 square feet with 3 bedrooms and 2 bathrooms.

LOVE THE VERANDA. Oh, maybe I already said that… but I do, that is such a big + in my book! It’s nice that this plan has a downstairs bedroom – that always comes in handy. I like the living/dining/kitchen setup and the wonderful screened porch off the dining room. Very nice! The only thing I would eliminate is the door in the bathroom near the toilet/tub area and maybe have a shower instead of a tub, but that’s personal preference. It’s nice that there are options!

House Plan: Martin Houseplan by Bill Ingram!

Martin House plan (SL-1863) by architect Bill Ingram for Southern Living House Plans. This plan is 2,990 square feet with 3 bedrooms and 2.5 bathrooms. I really like that the garage doesn’t look like a garage! Also note the wonderful porches on front and back! This plan is more traditional than the open plans I have been featuring. There are so many different styles to love, and this is surely one!

Can the exterior be any classier? I don’t think so… I love it!

As I mentioned, instead of the open living, dining, kitchen space, you have more individual rooms, which is also quite nice. I like how the master is tucked away, and the library not far from the master… love it!

Outbuilding plan by Moser Design Group – Check out TNH-0-25!

TNH-0-25. In my dreams, along with all the fabulous house plans, I love to look at plans of outbuildings. There are so many I like, I was looking for a plan with no kitchen. Our house is 2 bedrooms, which is fine most of the time, but another bedroom sure would be handy to accomodate the few times when we’ve had more than one person want to visit at the same time. Most of the time it could be used as a studio, but when company is in town the studio could become a guest room. A place to sleep and take a shower. How perfect is that?

What a dream it would be to paint without having to put everything away each time. This is my excuse why I haven’t painted in a long time… here is my scenario: Set everything up (in our sunroom, which we use on a daily basis), crack windows, position a box fan blowing air out, setup paint, palette, etc. Then decide what to paint (ok, this part is my fault I so know that, ha ha), then start to paint and BOOM it’s time to make dinner… clean the brushes, the palette, etc. Put everything away, close the windows, put away the fan, etc. And once again, no painting… sigh… So ideally, if I had a studio I should have no reason not to paint, right?

TNH-0-25 by Moser Design GroupOur garage is in our backyard, so its not where a car can be parked, which is fine. If we ever built a garage, we would have to stay with the same foundation, we cannot change it or we would have to move it. So it would have to be pretty small. A friend of mine in the neighborhood built a beautiful garage/studio with fabulous barn doors… I love it… That’s what I want… but it would have to be much smaller… that’s OK!

So this configuration would give you a place to paint, as well as cleanup. A shower would be nice when we work in the yard and get really dirty, nice to not drag it through the house. I love the light coming in the windows (and the ventilation). Nice that the steps are inside and not outside in the weather.

This is the side I love! This would face our pool – how cool would that be? I would see if we could use barn doors instead of regular doors. They’re so cool!

I love the clean lines and uncluttered feel to this plan. This house is very practical as well, and just look at that fabulous carport! No tree sap to keep your car windows from opening, that’s for sure! But wait until you see the back of the house! I imagine this house maybe situated on a lot with a water view, or desert view, or some kind of view other than other houses…

The plan is quite nice. You walk in and have the kitchen, breakfast, and great room to your left. If you come in through the carport, you come through a utility room/pantry. The master bedroom/bathroom is at one end, and includes a covered patio with a poolside view. Nice! Bedroom 1 I would use as a reading room and bedroom 2 for guests. All of this living space tucked into 1,539 square feet!

What is more welcoming than a nice deep porch? Lovely! I like the master tucked away in the back, with a laundry room nearby, and also near the back of the house. A breakfast area that could easily be made into a reading area if you prefer just one eating area. Options… love em!

A great upstairs with a window in the loft area. For us, we would stick with with just three bedrooms, that’s plenty! Nice that there is a shared loft space and bathroom upstairs. If you needed extra studio space, say, for an art studio, the optional bedroom four would be quite nice, wouldn’t it?

House Plan 461-6. This arts and crafts style house plan has a nice layout for a smaller house. I can imagine sitting on this porch with an iced tea (or hot chocolate) and a book. It would be nice with a small table and lamp. Oooh, my imagination goes crazy! Nice details make this a plan that could be around for quite a while! I just love those windows upstairs, and the nice deep porch!

The main floor doesn’t have space that will go unused. Virtually every room in this house can become useful whether or not you have someone living in bedrooms. It’s nice how the kitchen, living, dining are all in close quarters. Since we aren’t big dining room people, I would borrow some of the dining room to use as the kitchen. Maybe extend the counter top into the dining room, then swivel the island in the kitchen (so it’s facing the living room), that way you would have plenty of room for barstools underneath it, it also leaves you enough room in the dining room maybe for a small table. It’s so smart that they took that space underneath the staircase and added a small powder room. Perfect for guests!

Upstairs you could use one bedroom as a guest room and one bedroom for a studio/office/exercise room or maybe just a quiet reading room.

This plan does not have one thing… a dining room. Thank you for that. For us that is wasted space. We use ours, but only because the room would otherwise get no use at all. Having counter space at the island or a small antique pine table would be perfect! The only thing that I’m not big on with this plan is no powder room for guests. There is a cut through area to the master bathroom, but I would see what I could do to maybe push that wall out a wee bit to fit a washer/dryer in that space and a powder room where the utility currently is (teeny powder room) or maybe under the stairs)?? This plan allows you to choose if you would like the master up or down. Very nice!

When you click on the link that takes you to the plan it shows many photos, you’ll see notes on the plan that say “Metal Sliding Door Cover” oh yeah, that is too cool. You’ll see another that says “Sliding Metal Window Cover” – awesome! Perfect if you’re using this space as a cabin, OR great for storms, etc. There is a lot of living space to be had outside if your climate is right! It’s nice that there is even a pantry!

Out of the way, a private oasis all your own! Located off of the master bedroom is the office space and a powder room. I love having an office space, ours would be more like a reading room with a desk/computer… , then you walk through to the living, dining, kitchen which is oh so sweet! I think personally I wouldn’t have the kitchen counter on an angle. I would keep it straight, but I would cut it off, so it doesn’t enclose the kitchen space. Now as you walk out of the kitchen/dining/living space you enter a screened porch to get to the guest rooms. Part of me likes this and part of me doesn’t… I think maybe I would make this a sunroom? Well, depending where I live! I like the degree of separation it gives you though! Two bedrooms and a utility room, which is great if you have teens and are doing lots of clothes, but if it’s just the two of you, then maybe find a way to incorporate a utility room elsewhere in the house!

Cool plan, eh? Yep, JUST LOOK AT THE PORCH ACCESS all the way across the rear of the house. Can you imagine?

I love, love, love how the master bedroom has french doors that open onto a screened porch. How wonderful to sit outside at night and enjoy the evening, or early morning with a cup of coffee! Did you notice that the dining room has pocket doors? Makes the space feel even more grand! What a wonderful home with room for everyone, as well as room for everyone to have their own space!

TNH LC 11A by Moser Design Group.  What a cool plan this is! This is the plan for those of you who need more room to spread out. I love the look of this house. Many times plans can be wonderful on the inside, but lacking on the outside and vice versa – but Moser has a way of harmonizing and making them gorgeous on the outside and well thought out on the inside!

This plan is 2,717 square feet with 4 bedrooms and 3.5 bathrooms.
