Isn’t this a classy house plan? This is the TNH-LC-40A by Moser Design Group. This plan is 2,485 square feet with 4 bedroom and 4 bathrooms. Don’t you just envy that wonderful porch? Wow!/

As I mentioned… what a wonderful front porch! Also a sweet side porch off of the kitchen and master suite, and a sunroom on the other side of the house. People often think that with an open plan you can sacrifice some of your privacy, since there aren’t as many walls to create intimate spaces. But this plan certainly has the best of both world. With the Master Suite on one side and the Guest Bedroom on the other side of the house. Also, a nice screened porch that is tucked away, or a sunroom on the other side of the house. An open Kitchen/Living/Dining space makes it nice when you want to get together as a group.

House Plan: Oak Spring by Allison Ramsey Architects!

Oak Spring (C0023) by Allison Ramsey Architect
Oak Spring (C0023) by Allison Ramsey Architect

The Oak Spring (C0023) plan by Allison Ramsey is another great example of a Lowcountry plan that just works so well for so many reasons. It’s charming design is mixed with a smart, efficient layout, and provides great space for those who want to gather or sit in a more intimate setting. The porches are fabulous, and so necessary! If I had porches like this, I wouldn’t come inside very often!

This plan is 2,306 square feet with 3 bedrooms and 2.5 bathrooms. Great for a family with children or those who have guests, as it offers a private space upstairs.

I like how the master bedroom/bathroom/closet is on one side of the house and the kitchen/breakfast area is on the other, with the great room in the center/back of the house. Also a nice touch is the side entrance that leads to a utility room off the kitchen. A screen door would be nice there! Covered porches in the front and back of the house. What a wonderful place to spend your time! Click here to see more, real-life images from the Allison Ramsey website

The upstairs is perfect with a few bedrooms separated by the staircase, a nice little sitting room, to spend time away from the rest of the house and a shared bath. Very generous bedrooms and closets. Perfect!

House Plan: 232 Shelby Court by Our Town Plans!

232 Shelby Road by Our Town Plans
232 Shelby Road by Our Town Plans

232 Shelby Road, a wonderful plan from Our Town Plans. This plan is 852 square feet that is conditioned, and 472 unconditioned square feet (screened porch area), with 2 bedrooms and 2 bathrooms.

This plan is so unique and so perfect for people who want to live close by, yet still maintain their own private space! Let’s just think of a few scenarios…

-Friends or relatives live one on each side, and share the screened porch area. Catch up with a hot tea or a glass of wine. Chat about their day, maybe throw something on the grill.

-Same scenario as above, but these people like to cook and maybe do a little entertaining… why not make the screened porch closed in and a kitchen that can be shared?

-Say it’s just you, and you have a lot of visitors because you live in a wonderful location, like say… Charleston, SC! You live on one side, and when people come to visit, they have their own side. You visit, then you can go back to your own space!

-Or say, you’re an artist OR you work from home, yet you would like your spaces to be separate. Tada! Instant Studio or Office! That can double as a guest room, or maybe even provide rental income at some point! Hey, depending upon your location, this house may even pay for itself! Ok, those were totally my words, and I am no expert, but you know what I mean ;)

I can come up with so many more possibilities, I love plans like this! Check out the (drop dead gorgeous) images of the interior and exterior! (Just scroll down when you get to that page).

House Plan: Dewees Breeze by Flatfish Island Designs!

Dewees Breeze by Flatfish Island Designs
Dewees Breeze by Flatfish Island Designs

This is the Dewees Breeze house plan by Flatfish Island Designs. This plan has 2,750 square feet with 3-4 bedrooms and 3.5 bathrooms.

I love the aesthetics on the exterior of this house. The white and the light metal roof make it appear cooler to me on a hot day. The dormers add charm and I love the cool awnings over the windows. They will help protect the window as well as keep out some of the harsh light, but still let in enough light!

But just wait until you see the inside… Click above link for the house plan to see images of the interior on the Flatfish Design website – whoa!

An open floor plan gives you the ability to participate while you’re cooking or cleaning the kitchen, something it seems that we do quite often! The master bedroom/bathroom are downstairs which is so convenient! Off the kitchen is a wonderful pantry (oh la la!) and a very nice size laundry room! What a dream!

Upstairs are 2-3 bedrooms. Two bedrooms over the main portion of the house. Above the garage is a wonderful space, perfect for an artists studio, extra bedroom, or office space! The options are limitless! There is also room for additional stackable washer/dryer upstairs. Which is a nice option should you need it! Personally I would make the bathroom a Jack & Jill with a door to each bedroom? What a great plan!

Meet Lizzie #432, 994

Lizzie #432,994

See that vertical think that looks a little bit snake like? That’s Lizzie #432,994 – Charlie chases these “Lizzie’s” around for hours at a time. He stomps his feet, he kicks, he jumps, and he wags his tail. Constantly. For hours. Then he comes in the house, gets his face and feet washed and goes into a deep happy sleep. No doubt trying to find Lizzie #432, 995.

Speaking of snakes… we saw our first one of the season on the street behind us while going for a walk. Talk about getting your heart rate up. Whew! Tis the season…

There is a whole lot of living going on here, that’s for sure! A wonderful screen porch (look at the size of it!), that’s a dream come true all by itself! This plan is more formal in that it is somewhat open, yet it also gives you the separate spaces for a dining room and a living room or office. The kitchen includes a wonderful pantry and desk area which is nice for a laptop with recipes! The keeping room with the French doors and a fireplace, just looks like a wonderful place to be!

The upstairs master has a wonderful terrace, wow, can you imagine! It’s nice that the master is one side of the upstairs and the two bedrooms are on the opposite side, separated by the staircase and the laundry room. Good planning, as always!

House Plan: Southside Cottage by Allison Ramsey Architects!

Southside Cottage (C0003) by Allison Ramsey Architects
Southside Cottage (C0003) by Allison Ramsey Architects

Southside Cottage (C0003) by Allison Ramsey Architects. This plan is 1,641 square feet with 3 bedrooms and 2 bathrooms. It’s got those nice lowcountry lines. What is it about dormers that add so much charm? What a wonderful porch – one for relaxing, ahhh! I love how they show real-life images of this home on the Allison Ramsey Architect website via SmugMug…. it’s a big help envisioning!

hp Southside Cottage c0003 ara
Southside Cottage Main Floor – Allison Ramsey Architects

I would be curious if it’s possible to tuck a tiny powder room underneath the staircase? It could be teeny tiny… or better yet, make the room off the back porch, (laundry room?) make that a powder room and have room for a stackable unit. Also, unless there is something spectacular in the backyard, I would opt for expanding the house to take up the space of the patio, use it as another closet, or something clever…? That gives you more space in the living room, when you don’t have a door opening into the space. There are plenty of doors on the front of the house that lead to the porch, which is nice. This plan gives you choices! Which is always nice! However, if you don’t need the extra space, I’m sure it would create a nice draft through the house!

What a great plan with the three sets of French door on leading to the front porch. That really adds to your living space during the nicer weather! The open Living, Dining, Kitchen allows everyone to be doing there own thing, yet still being in the vicinity of each other.

Grand old Charleston home… about to get a makeover?

ArtFoodHome.com | barbara stroud

The large, grand, historic homes in Charleston, SC are stunning. Breathtaking even. Besides the cost of the home, taxes, insurance, utilities, etc. can you imagine the maintenance? I’m not sure where I was when I snapped this photo, but it appears that this home may be receiving a makeover? Look at the intricate detail. Just beautiful! You have to be able to look beyond what is there to be able to see what it could truly be. A diamond in the rough…

This home will be stunning! Catch you back here tomorrow!

What do you listen to?

Pandora!
Pandora!

Well, if you haven’t already realized, it’s Friday the 13th. I try to remain a positive person, so I’m thinking this will be a good luck day, and while I’m not normally a superstitious person, I felt like I should take caution and not spread any bad luck to any artist or architect today, so I’m just going to throw a question out there… I could use some recommendations for some good music!

WHAT DO YOU LISTEN TO?

I listen to Pandora quite a bit (and psssst a good gift idea would be a no ad upgrade for anyone you know who listens!) – and I tend to get in a rut. I listen to the same few stations. Mainly, it’s George Winston. I like George, but Charlie (woof) LOVES George. He will actually sleep if George is playing (YAY!) So the beast usually wins. Also if I’m trying to write or read I need to concentrate, so I listen to George. When I need to switch it up I listen to Masako.

When I’m cooking, I listen to Maroon 5 and Christina Aguilera (something with a beat!) or Happy Radio (Pherrell Williams song “Happy”). Other favorites are Koop (lounge type cool music), Eklipse radio (more happening)…

231 Easton Way House Plan by Our Town Plans

231 Easton Way by Our Town Plans. Quite an impressive house plan. I adore the three windows upstairs. Can you imagine the wonderful light would spill into your space? 231 Easton Way is 1,455 square feet with 3 bedrooms and 3 bathrooms. It boasts exposed rafters and an expansive front porch, perfect for entertaining!

The best thing about this site (other than their fabulous house plans) is the ability to see images of real homes… GORGEOUS and stunning (click the 231 Easton Way link at the beginning) – WOW is all I can say!

231 Easton Way House Plan by Our Town Plans

How wonderful to have such a nice wide porch for entertaining! The porch is 7’10” x 18′ – nice, huh? Once you enter the home, you see the open plan with the Kitchen/Dining and the Living spaces. There isn’t a separate dining room per-sea which is perfect! There is a wonderful space for a kitchen table which is absolutely what we would use more than a dining room.
