Moser Design Group has some fabulous house plans. If you aren’t familiar with them, they are located in Beaufort, SC – they have their plans online and the site is easy to navigate. I selected one that I really like. It’s 1,693 square feet with 3 bedrooms and 3 bathrooms. The ceiling height downstairs is an impressive 10′, while upstairs the ceiling height is 8’6″. I love the bungalow cottage look of this house. The fabulous porch really makes it! What you don’t see is a screened porch around back… very nice!

This is an open plan with the living/dining all in one room, which would work perfectly for us! The kitchen is an impressive 12’x13′ – I cannot imagine! What a treat to have a screened porch off the kitchen. It would be nice to be able to open that door while you’re cooking in the cooler months!

Can I say… I love storage? Ok. I LOVE STORAGE! And there is plenty of it fit into this house plan! I’m not a packrat by any means, but it’s nice to have a place to put certain things like Christmas decorations, out of season clothing, or things that you use on occasion (luggage, etc).

Over the past 20 years, Eric Moser, President of Moser Design Group, Inc. (MDG), and his staff of professionals have built a reputation as designers of fine custom residential architecture.  Their primary focus over the past decade and a half  has established the firm as a major proponent of the New Urban movement.  As a member of the Congress for New Urbanism, the New Urban Guild, and the Institute of Classical Architecture and Classical America, MDG dedicates their work to the planning and architectural fulfillment of New Urban and Traditional Neighborhood Developments (TND’s).
OUR APPROACH:
MDG’s involvement with New Urbanism began in Beaufort, SC in 1992 with the pioneering neighborhood of Newpoint.  Since then, they have been involved with many TND’s including Eric’s home town of Habersham in Beaufort, SC.  In 1997 Eric participated with the highly acclaimed firm, DPZ Architects in the planning charrette for Habersham.  Today it is a growing, vibrant coastal village where Eric chairs the Architectural Review Board and works closely with town founder Bob Turner in fulfilling the town plan.
Eric is a frequent consultant on charrettes across the United States for new and old towns, infill projects, hamlets, and neighborhoods. He collaborates with other professionals to plan, analyze and reintroduce the historic local and regional building patterns that made most old towns so successful and memorable. MDG has established itself as one of the most prominent providers of Traditional Neighborhood building types, ranging from 600 square foot bungalows, to manor houses to town center civic buildings.  Over time, this broad array of experience has allowed the team at MDG to refine the craft of place making. 
The firm has also been active in the Katrina and Rita recovery efforts in the Gulf Coast.  Eric was a participant of the Mississippi Renewal forum and remains very active in developing and providing emergency housing solutions for the victims of the storms.  A significant portion of that work has been the design of multiple Katrina Cottages and building relationships with manufactured and modular home companies to affect the quick delivery of dignified, permanent alternatives to FEMA trailers.  A MDG Katrina Cottage design was chosen as one of the first four plans to be engineered into a material package in partnership with Lowe’s Home Improvement Store.
MDG endeavors to provide high quality authentic designs and stay involved with the growing number of New Urban projects.  The firm is also dedicated to finding new approaches to make their buildings and projects more sustainable.

Houseplan: The Spartina Cottage by Allison Ramsey Architects!

Well, it’s officially summer in the South and it’s hot, hot, hot… It would be nice to have a break from the sun (something you would never hear me say in January/February). The porches on this house would really help keep that stifling heat at bay, at least keep the sun from shining directly in the windows! The Spartina Cottage is a great plan by Allison Ramsey Architects. It measures about 1,663 square feet of living space with 3 bedrooms and 2 bathrooms. A great house for two people or a small family!

Great porches on both the back and the front of the house = FABULOUS! Bedrooms on the left, living space on the right, and bathrooms in the center, which comes in handy for a tornado watch! I would probably make “Bedroom Two” a study, a place to read and relax… It’s a great smaller plan, which I happen to like. When Fred retires we don’t want big…

This is a great opportunity to check out the MAY RIVER HOUSE (SL 1860) House plan in real life! This year (2014) the Southern Living Idea House is located in Palmetto Bluff, SC. To those of you have been there, you know how nice it is! For those of you who haven’t… it’s worth the drive! Truly!

Check out the May River House Plan (SL1860), the images were too small to see, but click on the link… This is one large, gorgeous home… clocking in at 3,787 square feet with 5 bedrooms and 4.5 bathrooms, this is one heck of a house to tour!!

Here is a little info from the Palmetto Bluff website:

The 2014 project, located in the River Road neighborhood of Palmetto Bluff, promises to deliver engaging ideas for building, updating, or refreshing your own home. You’ll discover innovative Lowcountry style, from the garden to the kitchen and more.

A collaborative effort between Southern Living, Palmetto Bluff, Ken Pursley,Pursley Dixon Architecture, Suzanne Kasler, Suzanne Kasler Interiors, and Shoreline Construction,, The Idea House will be open for tours five days a week. Tour-goers will make a contribution to tour the home, and the proceeds will benefit Bluffton Self Help and the Boys & Girls Club of Bluffton to help support their missions in the Bluffton community.

Volunteers from each organization will “man” the house and act as hospitality docents. For more information on how to volunteer, visit:www.blufftonselfhelp.com or www.supportachildbluffton.com.

Isn’t this a sweet house plan? This 4 bedroom/4 bathroom home was designed by architect Bill Ingram for Southern Living. There is a lot of living packed in this compact 1,760 square feet. Every inch is utilized wisely.

I like the washer/dryer near the master bedroom, it certainly comes in handy! It has a nice open kitchen and living/dining area that works nicely. A great porch for sure. Depending upon the climate I might screen it in order to be able to leave the french doors open, bug-free! I would add an island for the kitchen to give more workspace. Otherwise… perfection!

Houseplan: The Woodbine- 2 bedrooms/2 bathrooms – Allison Ramsey Architects!

Sure, Allison Ramsey creates drop dead gorgeous large house plans, but did you realize they do the same for small plans? Sometimes small is all you need, and whoa, this is one great plan! This house is approximately 735 square feet of living space with 2 bedrooms and 2 bathrooms!

This is a great plan if you’re just starting out and also if you’re downsizing or retiring and don’t want all that extra wasted space. It’s nice that the Living, Kitchen and Dining are all nice and open. This plan gives you options. You can have your master up or down, which ever you prefer. Knowing me, I would move it back and forth, hey, why not!? We already move our rooms around…  A dining room one day, a living room the next. While doing that we move around art and whoa, it’s like walking into new living spaces each time. So much fun (for me)… Since Fred is the one patching and nailing, maybe not as much for him until that part is over. Ha ha… We love our art, perhaps you’ve heard me mention that? hmmm….

A bedroom and bathroom upstairs… I would even see if it’s feasible to not have it open to downstairs and make that either one big room for storage. OR a room that has the treadmill, and maybe some storage closets. That would be nice wouldn’t it? Keep it clean lined, as they say, with built in cupboards and maybe a floating sleeper sofa just in case you need an extra bed for someone!

Sweet cottage plan, isn’t it? This house plan is by Allison Ramsey Architect… one of my favorite architects! I can always find house plans that I would love to live in on their website! This cottage plan is roughly 1754 square feet with 3 bedrooms and two bathrooms. If I were building this house I would use shingles like in the illustration… second choice would be white with a metal roof, maybe painted a cool green?

I love the configuration of the rooms. They make sense, and that is what sets apart these homes. They flow well… It’s so nice to have the master bedroom downstairs and in the back of the house. Also nice to have the utility room nearby, so that laundry is close to the bedroom where you will be putting away a majority of it anyway! Great kitchen/dining layout. I might even make the dining room a informal area with a sofa and a table for casual eating… and use it as a library/tv area at times that you want to be tucked into the back of the house?

Great layout upstairs. Simple in design and it works! This is really nice for guests, they have the upstairs, you have your bedroom downstairs. Nice and private for them!

House Plan: Parrot Creek Cottage by Allison Ramsey Architects!

I ran across this plan by Alison Ramsey Architects, and its really quite different from what I’ve been posting… So… in an effort to reach everyone’s likes, I am posting a 3 bedroom, 2.5 bathroom plan that is roughly 1,847 square feet of heated living space. It’s not always easy for me to imagine this sketch as a real house… Allison Ramsey Architects shows photos of real houses, and that helps immensely!  See the images HERE.

If I were to build this house I’m thinking I would either have wood siding, painted white with a galvanized metal roof and black trim around the windows or shakes, but I’m leaning towards the white/black/metal… I would use an amazing front door (friends don’t let friends buy ugly doors!) something a tad wider than normal, with as much glass as you’re comfortable with… I think that would look amazing. Install a gas lantern (or two) and add an American flag and whoa! You have one gorgeous house! Ahhhh, that was fun… what would YOU do?

I love the setup of this plan. I like that the master bedroom/bathroom is in the back of the house, and I like that its not a huge bathroom… its just right! Nice walk in closet as well… very nice and cool that there is a small deck off of the master. The utility room is close by, which is helpful when folding and putting away clothes. Our laundry room is currently in our bathroom and I love it there! It’s so convenient to pull clothes out of the dryer and fold them on the bed. Easy on the back too (we have a high bed). This plan has a great open kitchen, dining, living spaces and a small powder room tucked out of the way. Perfect!

The upstairs has a few bedrooms that share a bath (thankyouverymuch!) I think it’s nice that everyone has their own bathroom if they’re the ones cleaning it (hee hee)… otherwise I think a shared bath is the way to go!

I love the loft area, either to use as a little private tv/reading room, or a place for a dreadmill, uh, I meant TREADmill… Could also make a nice little office… the possibilities for that space are endless!

What a great house plan this is! This is a new plan, called the Randolph Cottage (Southern Living Plan 1861). The architect for this plan is Bill Ingram. This house is 1800 square feet with 3 bedrooms and 2.5 bathrooms. It’s a wonderful (and creative) open floor plan.

So it looks like when you walk inside the front door there is an entry area and the staircase. To the left is the kitchen and on the ride hand side is the Living Room.

Behind the kitchen/living area is a powder room, laundry room, dining room and porch. I really like how the dining room opens on to the porch!

On the other side of the dining room are two closets for the master bedroom, then the master bedroom and finally the master bath.

What I might do…

Move the powder room underneath the staircase, add a pantry near the kitchen, and move the laundry room where the powder room was.

I would also swap the dining room for the living room. I prefer not to sit in the front of the house, so I would put the dining room in the front and move the living room to the center of the house. Especially since you could put in some nice french doors leading to the porch, then screen the porch and have some nice air flow for cooler months!

Upstairs is a bedroom on each side with a closet. Behind the bedrooms is a nice TV room that they share, and behind that a bathroom. What a great plan! It tucks a whole lot of living into 1,800 square feet!

Quite the classy design, isn’t it? You come to expect nothing but from Allison Ramsey Architects. The Shadowlawn plan (C0053) is 3,356 square feet and has 3 bedrooms and 3 bathrooms. I love how these homes look like they could have been built many moons ago- such fabulous porches. A place you want to spend time, even before you see the inside! A wonderful design is key to a home that you will love for a lifetime. This home not only has a wonderful front porch, but great screened porches in the back. Lets have a look…

I like how the left side of the house is reserved for the Master Bathroom, Bedroom and Closet. This home has a wide foyer that looks straight through the Great Room to the Porch. Speaking of the porches, the screened porches allow you to keep the french doors open when its nice outside. What a nice size kitchen, hmmm! This is a grand house plan!

The upstairs offers plenty of room and privacy with the separate bathrooms, which is nice. For our purposes, I think I would have a storage room instead of two bathrooms… but this gives you great options!

House Plan: Carolina Craftsman – A 2 Bedroom House Plan

Last week I featured a one bedroom house plan… this week it’s a two bedroom house plan (and I bet you can guess what next week will be)! After much searching, I came upon this plan, which I think would work nicely if a small house would suit you! This plan is 1,120 square feet of heated space with 2 bedrooms and 2 bathrooms. The only things missing is a dining room/eat in area of the kitchen. That can be solved by eating on the screened porch during nice weather (how nice would that be??)! Or if it became an issue, the screened porch could always be enclosed, like a sunroom… just a thought. So one side of the house are the bedrooms and the other side is the living space, family room, kitchen and screened porch. I love the look of the exterior of this house. It’s got so much charm! It would be nice with wood walls inside (horizontal).

What a great plan this is! Fabulous front porch! This home has so much charm, doesn’t it? Like something built back when they built homes with character and detail! This plan is 2,018 square feet with 3-4 bedrooms and 3 bathrooms. Has the charm but includes details for modern living! Nice, huh?

The great room, kitchen and dining area is all open, which is nice if you’re the one in the kitchen! A master bedroom/bathroom at the back of the house and a guest room in the front of the house… there is a nice little study tucked away, perfect for an office, or a quiet getaway for reading or writing! What else could you possibly need?

Dewy Rose… plan SL1842 available at Southern Living House Plans – this house was designed by architect Mitchell Ginn from Newnan, GA. It’s a creative plan that is a good fit for many with a small lot. The house is approximately 2753 square feet. There are optional layouts, I’m just showing you one… click on the link to see others… This is a nice open floor plan  with 4 bedrooms and 3.5 bathrooms. I like that this house has both a front and back porch.

It’s nice that the master bedroom is downstairs, and that there is a PANTRY in the kitchen, woohoo! Nice to screen the back porch and then have the french doors that open into your bedroom and eating area wide open with no bugs, a definite plus!

So nice that the upstairs has attic storage! I would also use maybe the vaulted bonus room as a place for the treadmill and storage of anything that can take the heat (Christmas decorations we learned the hard way…) what are your thoughts on this plan?

For those of you who enjoy a bit more space, I ran across this house plan from Southern Living House Plans. It’s the River House (SL-1829) and was created by the architects at Group 3 Design from the Hilton Head, SC area. This house plan is approximately 3086 square feet, has 2 bedrooms and 3.5 bathrooms. It also boasts quite the garage for those of you who have a boat or an extra vehicle!

I love how the master bedroom is off to itself at the end of the house, then the fabulous open great room and kitchen. What a dream! A nice study tucked away for quiet reading or for working as well as a screened porch.

The bonus room would work well for us for storage, the treadmill, and if I would pick up a paint brush, could be a nice painting spot! So many possibilities! I think I would opt to have a half bath in the bonus room.

A pretty cool house for a coastal area, don’t you agree? This plan is on a raised foundation, which you need in this area. Note the french doors that lead to both the living and dining rooms. This is the perfect house for those of you looking for something on the smaller side. This house is approximately 1420 square feet of heated living space. I think it would look nice with wood chip shingles on the exterior and a metal roof… or all white horizontal wood with a metal roof… striking either way. I think I would consider screening the entire porch instead of just the side… only because then the french doors could be opened in the living/dining areas to let fresh air in minus the irritating mosquitoes that hunt me down everywhere I go!

I’m not the best at interpreting house plans. From the looks of this it seems that your view into the living room is somewhat obstructed. I would give up the washer and dryer being in that location in order to extend the kitchen a wee bit providing me a clear site line to the living room… I would move the washer and dryer to the master bathroom. We don’t need a tub, so it would easily fit… I would also be willing to give up a sink. It’s mighty handy having our washer and dryer in our master bathroom.

For many of the interior doors I think some nice pocket doors or, BARN DOORS, if they would work. I love barn doors in a house! The kind that slide back and forth! This plan packs a lot of punch into not a lot of square feet. Efficient as always, Allison Ramsey Architects have done it again!
