New Wyntuck house plan by architect John Tee!

This is the New Wyntuck house plan (572) by architect John Tee. This gorgeous home has so much visual appeal with its stacked stone and cedar shingle siding! As always, there are modifications that can be made to this plan to better suit your needs if you desire. This plan is 2,638 square feet with 2 bedrooms and 2.5 bathrooms.

I do like how the garage on the left doesn’t look like a garage from the front. You enter from the side, very nice.

Areas of this plan are open where others are not. Which comes in handy, especially if you have small children or pets that you need to contain at times. There is a bedroom/study on the front of the house that I would use as a library – a place to get away where it’s quiet. However, if you need another bedroom… Ta-da! Also notice the stairway, it’s an option – it can go down to a basement or upstairs to a loft/second floor. Without the stairway this could be configured into a very cool area. So many options!

Wiggins Street Cottage (113102) House Plan by Allison Ramsey Architects

This is the Wiggins Street Cottage house plan (113102) by Allison Ramsey Architects. This plan is 2,258 square feet with 3 bedrooms and 3.5 bathrooms. It’s a classic beauty, isn’t it? So much curb appeal! Love the front porch, dormers, roof line, etc. but just wait until you see the layout of this plan!

The main floor has a generous great room, as well as a kitchen, sun room, powder room and master suite. So many possibilities regarding layout! That’s what’s so nice!

Saltwater Rest by Flatfish Island Designs

This is the Saltwater Rest house plan by Flatfish Island Designs. This plan is 2,686 square feet with 3 bedrooms and 3.5 bathrooms. In addition to the front porch, you will see a wrap around porch in the back/sides of this plan. Can you imagine? This is a classic design that will look beautiful anywhere you place it!

I especially love how the bedrooms are situated. Master bedroom/bathroom on one side and two guest rooms, each with their own bathroom on the opposite side of the house. Lovely if you’re a guest!

This is an open plan (living/dining/kitchen) with a stunning kitchen and a separate dining room (or office, etc.) – flexibility – Flatfish Island Designs have beautiful plans that are perfect for good living!

This is the 78 Biloxi Street House Plan by Our Town Plans. This plan is 2,473 square feet with 3 bedrooms and 3.5 bathrooms. Two stories of front porch, can you imagine? This plan can also be situated on a lot in a few ways – which makes it quite a gem! I love a screened porch upstairs – when the mosquitoes come out you can head up to your very own sanctuary – what’s not to love about this?

Another nice feature with this plan is the carport that attaches to the house. It’s a sharp look! This plan has an open Living/Dining/Kitchen – it also has a pantry/laundry (woohoo!) as well as a downstairs Study/Den – which is so convenient, a great place to read, or as a separate Den or guest room. This is the 924-3 house plan (Houseplans.com) by Truoba. A sleek modern small space a well thought out floorplan that includes storage. (AHHH! Storage!) They show the exterior with several different finishes, each gives the exterior a very unique look. Small porches on front and back and a nice covered porch along the side of the house.

I like modern design and I think this plan has nice lines to it!

The interior has an open Living/Dining/Kitchen with access to the covered porch. There is also a nice storage room with washer/dryer – a handy location! The master bedroom is off in the back corner and the guestroom is beside the living room, and although small, is perfect for a guest room or an office/studio with a daybed or similar.

This is the Early Cape One house plan by Classic Colonial Homes! This plan is 1,800 square feet with 400 square feet of optional for a living space or small apartment above the garage. There are 3 bedrooms and 3 bathrooms. The exterior is classic cape style, good design is forever. This view shows the front of the house and a little portion of the garage behind it. I do love when the garage is located behind the house!

The main floor has a kitchen, dining, living space with a bedroom or study and a bathroom. This plan is perfect if you want to start out using the master bedroom (upstairs) and then when stairs get difficult move to the lower level with everything near by.

I wonder if a teeny powder room could fit underneath the stairs, which would allow you to close off the bathroom door near the breezeway, possibly fitting a stackable washer/dryer  in the downstairs bathroom somewhere? Just a thought…

The upstairs space includes the master bedroom/bathroom, and nice closet space. The washer/dryer is also located upstairs. There is a smaller guest room on this same floor and another bathroom. I would definitely consider the optional space above the garage! How convenient would that be? Art studio? Guest room?

I love the look with the garage – it’s so New England! Especially with that wonderful breezeway!
